Parcel U housing approved by BRA

FOREST HILLS—Urbanica and its development partners were approved to develop 124 units of housing at Parcel U, just south of the Forest Hills T Station, by the Boston Redevelopment Authority (BRA) last month.

Working as JP Parcel U, LLC and The Community Builders, the developers will create 76 rental units and 48 condo units in 24 townhouses on the former MBTA parcel, bounded by Hyde Park Avenue on the east and Ukraine Way on the north and extending just south of Walk Hill Street.

The project also will include 1,620 square feet of retail space and just over 1,000 square feet of community space, including three pocket parks. Most of the length of the site will be developed into three- and four-story townhouses, plus a five-story rental apartment building on the corner of Ukraine Way and Hyde Park Avenue.

The project will be developed in three phases. Phase A is expected to begin in the spring. Phase B is planned for spring 2016 to summer 2017. Phase C will not begin construction until spring 2014.

Thirty-eight rentals units and six condo units will be affordably-priced.
