The Zoning Board of Appeal (ZBA) approved a new single family house at 88 Rockview St. on Feb. 8. Abbey Wojtowicz and Joe Charet are the owners of the lot who said they would like to build a house that is three stories and 36 feet tall.
The zoning violations are excessive height (35 feet is required, but 36 feet is proposed), excessive stories (2.5 stories is required, three are proposed), insufficient front yard, insufficient side yard, and excessive Floor Area Ratio (FAR)—.5 is required, and they are proposing .6.
The team said that the square footage of the lot is 5470 square feet, and Charet said the house will have six bedrooms.
“Just for the record,” ZBA Chair Christine Araujo said, that zoning laws in the area say that a maximum of “four unrelated individuals” can live in one unit.
There is an in-law suite in the attic that will be used as living space, but no kitchen will be installed there.
“We just want to make sure that this is in fact a one-family that we’re looking at,” Araujo said.
Conor Newman of the Mayor’s Office of Neighborhood Services said that the Mayor’s Office deferred to the board on this matter, but mentioned that the Jamaica Plain Neighborhood Council (JPNC) had approved the proposal and there was “no opposition or concerns” during the project’s community process.
The ZBA also reported they had some letters of support.
The board voted to approve with Boston Planning and Development Agency design review as well as a proviso that no kitchen be added to the in-law suite and that the building remains a single family building.
