Real Estate Today: Parcel U developer seeks rezoning

FOREST HILLS—Developer Urbanica, which plans to create up to 126 new housing units on Hyde Park Avenue’s “Parcel U”, is applying for rezoning of that parcel. The Jamaica Plain Neighborhood Council’s (JPNC) Housing & Development and Zoning Committees both supported Urbanica’s request.

Currently zoned as “Open Space-Parkland,” Parcel U—bounded by Hyde Park Avenue on the east and Ukraine Way on the north and extending just south of Walk Hill Street—must be rezoned to a “Multifamily Residential” district before the project can continue.

Parcel U is formerly MBTA-owned property sold as part of a large property-selling plan that labeled various lots with letters.

Construction is planned to take place in three stages. Phases A and B will create between 48 and 56 rental units in 24 smaller townhouses, while Phase C will create a larger, 65- to 70-unit condo building with some retail space on the corner of Ukraine and Hyde Park Avenue. The project includes pocket green spaces and will create 31 affordable units.

The Boston Zoning Commission hearing for the change is scheduled for April 9, 9.30 am.

Urbanica presented its development plan to both JPNC committees earlier this month.
